Booking your stay

How many guests can you accommodate?

7 is the maximum number of guests we can accommodate

What should our guests know before they arrive?

  • You will receive a message from us a few days before your arrival asking for a few extra details to ensure your stay is as comfortable as possible, for example if any of your guests have any allergies.
  • If any of your guests wear fake tan, we ask that they bring their own bedding and towels and that you let us know before arrival.
  • There is no smoking allowed inside the cottage.
  • There are four steps leading down to the cottage entrance from the parking area.

How can I find out about the latest special offers?

What time can we check in and check out?

Check-in is after 4.00pm

Check-out is by 10.00am

What is your policy on parties and photography

We have a strict no party policy at our cottage and we do not allow professional photography.

Payments

Payments

    • What payment is due when?
      • A 30% deposit is due at the time of booking
      • The balance is due on or before 6 weeks prior to your arrival date
    • What are the methods for payment available?
      • There are three main ways to pay:
        • Bank transfer
        • PayPal
    • What additional costs relating to my stay at Royal Oak Cottage should I plan for? 
      • Between mid-September and mid-April, we provide logs – The first box is complimentary and subsequent boxes are available to you – Please check with us for the latest price per box at: hello@royaloakcottageexmoor.co.uk
      • Electric car charging – We charge per kWh used based on your usage during your stay, please let us know at the time of booking if you require this facility and we can confirm any costs to you.

Cancellation policy

    • Full refund for cancellations made within 48 hours of booking IF the check-in date is at least 14 days away.
    • 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

Directions & signal

Mobile and GPS signal in Withypool is very sparce, so we highly recommend you download and print any directions to get to us for at least the last 10 miles of your journey before you set off!

Check-out time is by 10.00am

Before you depart we ask you to ...

    • Sort and place your rubbish in the appropriate bins outside the house in the bins provided
    • Wash and put away all kitchen wares; crockery, cutlery, glassware etc
    • Switch off all lights and close all windows securely
    • Lock the external doors and place the door key back into the key safe
    • Ensure you have cleaned up any dog mess and place it in the poo bags provided, tie them and place them in the dog poo bin – thank you! 
    • Lastly – please report any breakages as they happen, to enable us to replace the item in good time.

What are the sleeping arrangements?

Royal Oak Cottage has 4 bedrooms; two king-sized beds (5′), one queen-sized double (4’6) and 1 single bedroom. There are two bathrooms upstairs, one is a large ensuite, both with a bath, shower and bidet.

Can we park at the property?

Yes absolutely, there is private off-road parking at the property for 3-4 cars.

Do you accept dogs?

    • Yes we do, We welcome a maximum of 2 well behaved 4 legged family members! We appreciate bringing your dogs is an integral part of a happy holiday for many of our guests, we completely understand as we have dogs too! We kindly ask you to respect our guidelines for doggie visitors:
      • Dogs are not permitted on the furniture or upstairs on the property. Dogs are welcome in the downstairs areas preferably when they are clean and dry. There are two tiled/heated utility/entrance areas which are ideal for dog beds and used to allow dogs to dry off. There’s an outside tap and hosepipe if your dogs manage to find some Exmoor mud or bogs! (Like ours seem to do frequently!) There are also specific dog towels provided for your use which you will find in the laundry room.
      • The garden area is enclosed and has well-stocked boarders and flower beds which are not to be damaged. There is an enclosed private two-acre field nearby (dog mess to be bagged and put into the poo bin provided at the property) and also numerous walks straight from the property to exercise your 4-legged family members.
      • Dogs are not to be left on the property unattended at any time.
      • Dog crates will be provided for any visiting dogs (please bring your own bedding).

Can we bring horses or ponies?

We have a two-acre paddock which is well-fenced and has a water supply, If your horses/ponies are happy to live out, we can accommodate this, please contact us for details. If you need stabling, we can also arrange this nearby to the cottage, Please let us know if you are considering this and we can outline the options and costs.

Is your cottage suitable for children?

Well-behaved children are welcome. Royal Oak Cottage is a period property and some aspects of the property may not be suitable for small children, for example, many ornaments, low window sills, wood burner, steps, and garden plants (too numerous to specify). Young children must be supervised at all times in the garden.

What appliances and amenities are available at the cottage?

This cottage is quite spacious (compared to traditional Exmoor cottages) so if you have family members who prefer a quiet corner to read or perhaps a snooze, there are plenty of places to take yourself off to! 

The kitchen is well equipped with a large electric Aga, combination oven (microwave/conventional oven), Nespresso coffee machine, kettle, toaster, fridge-freezer and dishwasher. A small supply of coffee (instant and a few Nespresso capsules), tea, decaf tea, milk and sugar will be provided to get you started. There is a good-sized entrance hall to hang your coats, keys and shoes and right next to this the laundry room, where you will find the washing machine, a clothes airer and an iron and ironing board should you need it. Electricity and heating costs are included in the price of your accommodation. 

Central heating is fitted throughout the property and can be adjusted to suit your preferences and the seasons. There is a large fireplace with a wood burner in the living room; a starter basket of logs and fire lighters will be provided for the wood burner in the cooler months. More logs can be purchased ahead of your stay if required. Bed linen, duvets, pillows and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. 

Wi-Fi is included. Please note, there is limited mobile signal in Withypool village so Wi-Fi calling is the best means of making a call.

Cleaning materials such as washing up liquid, and surface cleaner will be present in the property. Four or five toilet rolls will be provided per toilet. Each bed is fitted with an anti-bac covid mattress cover and sterile quilted pillow protectors. In between guest stays, the entire house is cleaned and the air is sprayed with an anti-bac spray. Outside the main door is a hands-free anti-bac dispenser.

Driving on Exmoor tips

We often get asked, what are the top tips for driving on Exmoor on our narrow lanes, so here are a few of the common ones:

    • Vehicle driving uphill has right of way, apply common sense if the vehicle is considerably larger than yours! We have super-sized tractors here. 😊
    • Make a note of each turning place you pass, as you may need to reverse back to it
    • Many areas on Exmoor have roaming stock including Exmoor ponies, slower speeds are critical
    • Probably best not to rely on the satnav – check an OS map before you set out!  Tarr Steps is a great example, sat nav will send you through Hawkridge and through a deep rocky bed river to get to Tarr Steps (not advised for anything other than a substantial 4-wheel drive vehicle and only in the Summer when water levels are lower). To get to the car park at Tarr Steps set your satnav to TA22 9PY.
